Take some time to look into the advantages and benefits of including San Felipe as an important part of your real estate portfolio (click on articles and advice). While considering San Felipe consider a few of the important facts that I have provided to help you make a wise decision. While researching the history of real estate in Mexico in most major tourist destinations, you will find the name Fonatur. Below is an excerpt from “The Real Mexico” written by Bob Brooke. During its history, Fonatur has developed five of Mexico’s top beach resort areas: Cancun, Ixtapa, Los Cabos, Loreto, and the Bays of Huatulco–ushering in a new era for Mexican tourism. The Fonatur program has drastically improved the economy of each city and has created hundreds of jobs for local residents improving their quality of life. Currently, these five destinations offer more than 245 hotels with 36,800 rooms. Fonatur’s resort destinations also bring in over half of the foreign tourist dollars to Mexico. Fonatur, through a vigorous campaign for foreign capital, helped to create the mega tourism industry that Mexico has come to depend on to bolster its economy. But several areas had already been earmarked for tourism even before Fonatur got its start. Including San Felipe! What happened in these areas is the same thing that is happening NOW in San Felipe and this is why: The Escalera Nautica, or nautical route, is very much like the former mission route established by Spanish missionaries in the 16th Century. Instead of inland religious missions, the route will consist of marinas along the Pacific and Sea of Cortez coasts, followed by the same along the Sea of Cortez coasts of the States of Sonora and Sinaloa. While missionaries built the original missions one day’s travel by horse or cart from each other, the Escalera’s marinas will be one day’s travel by boat, or about 120 nautical miles apart. The plan calls for 22 full-service marinas, 10 of them new. Of the 12 existing, seven will be improved and five have been judged adequate. The 10 new marinas will be located on sites with natural shelter, or bays, a feature the peninsula has in abundance. Five of these are to be in Baja California, three in Baja California Sur, and one each in Sonora and Sinaloa. Additionally, the plan calls for an 84-mile highway route for towing boats from one side of the peninsula to the other, which will allow boat travelers quick access to either body of water for those without time or interest in sailing around the tip of the peninsula. Further, the plan calls for improving the road between Mexicali and San Felipe to allow bigger-boat towing rigs from the U.S. border access to the Sea of Cortez (ongoing project). McCarthy believes that once completed, no less than 52,000 American boat owners will set sail to those destinations and a good number will permanently moor in the various marinas. Moreover he estimates that 76,400 boats will be cruising Baja coastlines by 2010 and that by 2014 there will be 5.4 million nautical tourists. San Felipe is currently being touted by Fonatur as the next major tourist destination area. Looking back at the history of Cabo, Cancun, Puerto Vallarta, Mazatlan, etc. we see small fishing villages that were even smaller than San Felipe. These cities have become some of the most attractive tourist destinations in the world. You can look back at these destinations and you will find small marinas with commercial fishing boats that have been developed into some of the most luxurious and valuable real estate in the world today. If you go to any of the major tourist destinations you will find that the most valuable real estate in these areas is centered around 1) BEACHES AND WATER 2) THE MARINA 3) GOLF COURSES. This is not only true of Mexico; it is true of any real estate around the world. Now let’s look a little bit into the future. According to the Minister of Tourism for Mexico, there are approximately 2,500 Americans and Canadians buying property in the Baja every month. We have 78,000,000 baby boomers retiring over the next 15 years. These folks are looking for “Sunny, Sandy, and Cheap”. Face it; real estate here is not cheap. If however, you compare it to property where you can even smell the sea in the U.S. it is very, very inexpensive. What is less expensive, however, is the cost of living once you have your real estate paid for. You have to remember that in Mexico, the minimum wage for workers is about $5 per day. Yes, that is per day not per hour! When it comes to food, health care, taxes, insurance, domestic help, etc. we do not have one price for Americans and one price for Mexicans. It is the same and the economy is based on what the Mexican people can afford. This offers those of us that have been priced out of California, Arizona, and Nevada the ability to retire in a resort location and live a quality of life that surpasses any location that offers the same amenities anywhere in the U.S. Keep in mind that when it comes to San Felipe specifically, we are only 2 hours from 38 million people in California who think that $500,000 for a sea view property is the best deal they have seen in a long, long time.. We expect to see commercial flights here shortly. Flights have already started out from destinations in CA to San Felipe. Lots of information for you to consider.
